According to a study conducted by Grupo Tecnitasa, a company that specializes in consulting and real estate valuation, the average price of luxury housing in the province of Alicante exceeds 2 million euros, and one square meter in it is 3,913 euros. However, both indicators differ significantly depending on the municipality.
The study is based on data recorded by the company on homes priced over €1.5 million throughout Spain since January 2018, and the findings may be representative of the premium (€1.5 to €3 million) market. (from 3 to 10 million euros) and “super-lux” (more than 10 million euros). Grupo Tecnitasa is one of the most important turnover assessment groups in Spain and works with all banking institutions. In the last two years alone, it has issued more than 1,500 luxury home valuation reports with a total value of over €5.2 million.
The most affordable premium luxury homes are for sale in Altea (1.52 million euros and 2708 euros/m2), El Campello (1.53 million euros and 4447 euros/m2), Benissa (1.72 million euros and 4016 euros/m2), Orihuela (1.94 million euros and 3850 euros/m2) and La Nucia (1.99 million and 3132 euros/m2). The purchase of such housing will cost more than 2 million euros in Calpe (2.01 million euros and 4980 euros/m2), Teulada (2.09 million euros and 4686 euros/m2), Finestrat (2.3 million euros and 4835 euros/m2) , the provincial capital (2.33 million euros and 5085 euros/m2) and Javea (2.66 million euros and 3588/m2).
In the luxury segment (from 3 to 10 million euros), real estate is concentrated in the settlements of the Marina Baixa and Marina Alta areas: Altea (4.8 million euros and 3380 euros/m2), Denia (3.02 million euros and 4513 euros/m2) m2), Teulada Moraira (3.46 million euros and 5862 euros/m2) and Javea (4.68 million euros and 3310 euros/m2). According to a report by Grupo Tecnitasa, there is not a single property in the province whose value exceeds 5 million euros.
